The pre-arrival checklist- Ventilate thoroughly 24–48 hours before arrival. Cross-ventilate to flush out stale, humid air and let the home "breathe" again.
- Run and empty the dehumidifier so humidity is down to a comfortable 45–55% when you walk in.
- Inspect for damp spots and leaks, particularly on external walls, ceilings and under sinks — the sooner these are caught, the cheaper they are to fix.
- Clean and air bedrooms and bathrooms, the rooms most prone to mustiness and mould.
- Check bedding and towels — swap anything that smells damp, and make up the beds with fresh linen.
- Confirm utilities work — hot water, electricity, gas and Wi-Fi — before you land, not after.
- Stock a few essentials — milk, bread, eggs, water, coffee — so you're not hunting for an open supermarket at midnight.
- Check the exterior — terraces, drains and outdoor furniture, which take a beating from salt and wind.
